First of all, we would like to thank you for your interest in our project, Vučko Residence Jahorina. Below, we are sharing detailed information about the project.
The property is located right next to Hotel Vučko and is currently under construction. The WEBSITE where you can find all the apartments is available at the following link: Apartmani Vučko Residence Jahorina, with the planned completion date set for September 2025 (due to the short construction season, which lasts only 6 months on the mountain). Vučko Residence will be connected to Hotel Vučko, allowing you to enjoy all the hotel’s amenities (wellness & spa, restaurant, pool, playroom, etc.) with up to a 15% discount.
The prices of the apartments range from €2,900/m² + VAT (17%) to €3,500/m² + VAT (17%), depending on the exact size, location, floor level, and your payment plan. Regarding payment options, we offer two choices. The first option is a 100% payment of the total amount, which may qualify you for a discount. The second option is installment payments, where the initial payment must be at least 20% to 30% of the total amount (reservation), with the remaining payments defined by agreement between the Buyer and Seller.
We also offer 127 garage spaces across three basement levels (-1, -2, -3) and 120 ski lockers. The price for one garage space is €20,500 + VAT (17%), while the price for a ski locker is €1,000 + VAT (17%). We would like to highlight that Hotel Vučko and our project will share an outdoor parking lot with an additional 45 spaces. The system will operate using cards provided to future apartment owners.
The guarantee for the buyer includes a Preliminary Contract and a Notarized Contract, if requested by the Buyer, as well as the right to Pre-Registration (temporary registration of property rights in the Land Registry of FBiH, exclusively for 100% payments). The level of equipment in our apartments is of premium quality (SMART HOME) and follows a “turnkey” concept, including fully equipped bathrooms and kitchens with tiles and sanitary fittings.
Vučko Residence will have its own biomass-powered heating system, enabling maximum energy efficiency and minimal harmful gas emissions, contributing to environmental preservation (calorimeter).
If an apartment owner opts to rent out their apartment, there is an option to do so through Hotel Vučko. The condition for owners is that the apartment must be furnished according to the standards and design prescribed by the hotel. For furnishing and maintenance, the hotel will provide the owner with a timely offer, which will later become an integral part of the furnishing agreement between the hotel and the apartment owner.
